Punta Gorda sits on Charlotte Harbor, an hour north of Naples. Luca Architecture has two projects there, both at Fisherman’s Village, the waterfront shopping and dining center on the harbor.
Asthetik Spa and Skincare
Asthetik is a 2,900 square foot tenant fit-out inside Fisherman’s Village, completed in 2025, with treatment rooms that look out over the bay. A spa has more plumbing, lighting and acoustic demands than most retail suites: treatment rooms need privacy from each other and from the corridor, sinks and equipment need services in the right places, and the rooms have to feel calm in a building full of shoppers. The plan puts the treatment rooms on the water side, where the view does much of the work.
The owner built the project, so the drawings had to be clear enough to build from without an architect on site every day. That shaped the level of detail, and it is a common setup for small commercial work in Charlotte County.
Boat House Study
The second project at Fisherman’s Village is a study, not a building. Luca Architecture produced elevation drawings of a boat house for the owner, who used them to develop plans for selling the development. This kind of work is often the first step for an owner or developer: drawings that show what a site can hold and how it could look, before anyone commits to a full design.
Waterfront sites like this one carry extra layers of review. Work over or next to the water can involve seawall and dock rules, flood zone requirements and the expectations of an established retail center, and a study is a low-cost way to test those limits before money is spent on full drawings.
Building in Charlotte County
Punta Gorda knows hurricanes. Charley in 2004 and Ian in 2022 both hit the city hard, and much of what stands today was rebuilt or repaired after one of them. Any new work has to meet the Florida Building Code for wind and flood, and commercial fit-outs in older buildings often uncover conditions that need to be dealt with before the new interior goes in. The City of Punta Gorda and Charlotte County each have their own review, and the right one depends on where the property is.
For tenant fit-outs, the approach is the same as elsewhere in Southwest Florida: read the lease and the landlord’s criteria first, survey what is really there, and plan around what cannot move. Our journal entry on tenant fit-outs covers that process in more detail.
How the practice works
Mali Torriero has practiced for 25 years and holds licenses in Florida, Pennsylvania and South Carolina. The office is in Naples, and Charlotte County is part of the practice’s regular working area along with Collier, Lee and Sarasota.
Commercial projects start with a walk-through of the space and a review of the lease, then move through a test fit, design drawings, permit drawings and construction administration. The same office also handles residential work and condominium renovations along the coast.
